Rachel is the Principal at Kairos Asset Strategies and has over 21 years of experience in real estate investment and asset management, working on large scale and high-profile projects across the United States, including for-sale residential, multi-family, mixed-use, master plan developments, commercial (office, retail, industrial), hotel, storage, and modernization projects, for both ground-up construction and renovation of existing assets. She served as the Director of Real Estate for the City of Indianapolis and Marion County under the Controller’s office when she moved from Los Angeles in 2019. She was responsible for providing full real estate and development advisory services to all agencies for the City of Indianapolis and Marion County. By supporting the services that directly support the community, Rachel’s personal mission was to provide experience, guidance, and resources from private equity real estate investment and development across the country’s most well-known smartgrowth cities, to help the City and County grow intentionally and inclusively to the long-term benefit of the community. As Principal of Kairos Asset Strategies (est. 2017), she offers similar real estate advisory services to clients ranging from start-up companies to high-net worth individuals to large real estate private equity firms, public and private, national and international. Currently, she is also the Director of the Statewide Capital Projects Initiative, awarding over $80MM in matching grants across the state, through Indiana United Ways, thanks to the generosity of Lilly Endowment Inc. Rachel’s past role as VP of Asset Management and Development at Rising Realty Partners, a Los Angeles Downtown developer, was focused on conversion of traditional office to nextgeneration office, pioneering the integration of technology, sustainability, and social impact. Prior to Rising, Rachel was Head of Asset Management at Karlin Real Estate, a family wealth office, for both the Debt (now Calmwater Capital) and Equity Investment divisions, overseeing 52 loans of over $503MM in commitments for distressed real estate projects, and $614MM in investments across 41 opportunistic projects, respectfully. The portfolio included repositioned and new construction assets of commercial, hotel, retail, multifamily, self-storage, and industrial. Previously, Rachel was at CityView, a Los Angeles-based institutional equity fund focused on urban-based real estate investments, where she managed a portfolio of 20+ residential projects on the West Coast totaling over 3,000 units and 150,000 SF of commercial space and performed underwriting and due diligence for acquisitions. Prior to CityView, she worked for PricewaterhouseCoopers in supervisory roles with the Real Estate division, which included multiple commercial and retail clients such as Macerich, CBRE, Watt Centro, and Oaktree Capital Management. Rachel holds a dual BBA in Business Honors and Accounting from The University of Texas at Austin, where she was also a Terry Foundation Scholar, and an MPA from the Graduate School of Business at The University of Texas at Austin. She also holds an inactive CPA license in both California and Texas. Rachel also served as a Director on the Board of Coalition to Abolish Slavery and Trafficking, has volunteered in construction in both Mexico and New Orleans, and has volunteered in Uganda, Canadian indigenous reservations, and Haiti. Her interests include scotch/whiskey, live music, and spending time with her dog-child Doc Jones.
